2 August 2005 · Delegated
18, Sprucewood Rise, Foxdale, Isle Of Man, IM4 3js
This application sought permission to erect a uPVC conservatory to the rear of a semi-detached house at 18 Sprucewood Rise, Foxdale. The property sits at the end of a cul-de-sac in the Parish of Patrick. The officer noted that the conservatory is relatively large and positioned close to the boundary with the adjoining semi-detached neighbour. To protect privacy, a condition requiring obscure glazing along that shared boundary was attached to the approval. The reasonably long rear garden and the presence of woodland beyond it were considered to reduce the impact on the property to the rear and limit any feeling of enclosure. The application was permitted by delegated decision on 2 August 2005, with four conditions attached, on the basis that there would be no unacceptable adverse impact on neighbouring properties or the area in general.
Permission was granted on 2 August 2005 for the conservatory. The officer concluded there would be no unacceptable adverse impact on neighbouring properties or the wider area. A condition requiring obscure glazing along the shared boundary with the neighbouring semi was imposed to address privacy concerns arising from the conservatory's size and proximity to that boundary.
