Please reply to Anthony Holmes, Planning Officer 16th May 2005 Our ref: 05/00625/B Dear Sir Re: PA 05/00625/B – Alterations and extensions to replace existing porch with replacement porch, provide breakfast room, sun room, games room, balcony to front elevation, patio area and new boundary wall, 28 Majestic Close, Onchan. With regard to the above planning application I would advise the following. Having examined the drawings I am concerned about the potential for overlooking of the neighbouring property, 26 Majestic Close, and resultant loss of privacy that could arise from the proposed development. Specifically, the window in the side elevation (western) of the proposed extension that faces onto the neighbouring property and the views from the proposed balcony are areas of concern. I would suggest that the deletion of the window from the proposed development would address the first part of my concerns. In respect of the views from the proposed balcony I would suggest the addition of a suitable screen on the western elevation of the balcony to appropriately limit the potential for overlooking of the neighbouring property may address this concern. These changes would require the submission of amended drawings to the planning application. I would be grateful if you would speak to your client about this matter and either submit amended drawings or indicate in writing that you wish the application to be considered on the existing submitted drawings. A decision on the planning application will be deferred until a response has been received, should you wish to discuss this matter please do not hesitate to contact me.
