This application relates to the curtilage of Robinsons industrial unit at Ballapaddag off the Cooil Road. The proposal is for an extension next to the existing food packaging area to enable food to be prepared to meet current demands within the food retail trade. It is linked to other areas which are high care areas where food is prepared. The proposed extension is modest in scale compared to the rest of the buildings on the site. It is on the side of the building but behind other buildings where it will not be readily visible from the main road. The building is and single storey with a gently sloping roof linked to the existing. It is located on an internal link route around the site but with the development of Eden Park the agent states that this route is no longer a requirement.
The area is zoned as industrial in the Braddan Plan. The proposal is relatively small and will not be readily visible from the highway and it is in keeping with the rest of the buildings on the site. There will be no adverse impact either on neighbouring properties or on the area in general.

C 3. The external finishes of the extension must match those of the existing building in all respects. N 1. PRIOR to the commencement of any works the applicant is advised to consult the Chief Fire Officer to ensure that adequate fire precautions are taken.
