Permission was granted to replace an existing store and workshop at Ballamoar Farm, Lower Foxdale, with a chalet bungalow intended for tourist and guest accommodation. The site is a substantial rural holding of around 45 acres, comprising a dwelling, outbuildings, and fields. The main planning consideration was the general presumption against new development in the countryside. Despite this, the Planning Committee permitted the proposal, likely weighing the replacement nature of the development and its tourism use. During the application process, the plans were amended to remove a proposed new gravel driveway; the existing driveway through the building complex will be used instead. Six conditions were attached to the permission.

Condition 1
The development hereby permitted shall commence before the expiration of four years from the date of this notice.
Condition 2
This approval relates to drawing numbers 181.1 and 181.2 Rev A.
Condition 3
All planting, seeding or turfing comprised in the landscaping scheme submitted must be carried out in the first planting and seeding seasons following the completion of the development or the occupation of the accommodation, whichever is the sooner. Any trees or plants which within a period of five years from the completion of the development die, are removed, or become seriously damaged or diseased must be replaced in the next planting season with others of a similar size and species.
Condition 4
The roof(s) must be finished in dark natural slate.
Condition 5
The accommodation shall be used either as tourist accommodation or for purposes ancillary to the residential use of the dwelling known as "Ballamoar Farm".
Condition 6
The building must be used only as tourist accommodation between 1st March and 31st October each year. It must be let to bona fide tourists only and each individual letting period must not exceed 4 weeks.
