Officer's Report

The site lies on the eastern side of Scarlett Road and accommodates a semi-detached house.

Proposed here is the erection of an extension of the rear of the dwelling to create a dining room and the erection of a conservatory beyond this and the sideways extension of the rear of the property behind the garage to provide a larger kitchen. Also proposed is the installation of dormers - a replacement on the front and new on the rear.

The extension will be 0.25m from the boundary with the adjoining property which suggests that they will not be able to render the walling. The height of the extension should restrict any overlooking of the adjoinip property.

Defer for consultation with the application regarding how he proposes to finish the extension.

I spoke with the applicant who advises me that the neighbour knows about the application and intends to erect a similar garage later so that the two would be joined.

Provided that we attach a note which indicates that the permission grants no authority for the undertaking of works outside the applicant's control, this should be acceptable.
