The application, submitted by Mr G Kinrade, proposed demolishing the existing garage and outbuildings at a detached dwelling on Mountain Road, Ramsey, and constructing a new double garage alongside additional living accommodation. A rear dormer window to the existing dwelling was also included. The extensions were arranged in two parts, one on either side of the existing house, partly replacing the built development being removed. The key planning issues were whether the extensions would be in keeping with the character of the dwelling and whether they would harm neighbouring properties. The officer concluded the proposal was acceptable and recommended approval, which was granted under delegated authority in May 2005, subject to four conditions.
The proposal was permitted because the extensions were considered to be in keeping with the existing detached dwelling and would not cause unacceptable harm to neighbouring properties.
Condition 1
The development hereby permitted shall commence before the expiration of four years from the date of this notice.
Condition 2
This approval relates to drawing no.s 5093/1, 5093/2, 5093/3 and 5093/4 date stamped the 17th March 2005.
Condition 3
The external finishes of the extension must match those of the existing building in all respects.
Condition 4
The accommodation created by this approval must only be used as accommodation ancillary to that of the existing dwelling. For the avoidance of doubt, no approval should hereby be conferred by this approval for the use of the new accommodation as a separate dwelling.
