TO: Mr. A. Lloyd-Davies, Cornerstone Architects, 79 Parliament Street, Ramsey, IM8 1AQ;

In pursuance of his powers under the above Acts and Order the MINISTER for Local Government and the Environment, following report by the appointed person, does hereby APPROVE the application by Mr. and Mrs. Park – Extensions and alterations to existing outbuildings to form new dwelling, Kielthustag, Smeale, Andreas, subject to compliance with the following conditions:-
- The development hereby permitted shall be commenced before the expiration of four years from the date of this notice.
- This permission relates to the extension and alterations to the existing outbuilding to form a new dwelling as shown in drawing numbers 1300/05-01; -02; -03 and -04 date-stamped 23rd March 2005 and the Structural Inspection Report by Structural Engineering Services Limited dated March 2005, subject to compliance with condition 3 below.
- Neither render nor plastic materials shall be used in the building alterations and extension but only natural materials, namely natural stone facing and wood, shall be used in the construction works.
- No roofing materials shall be used other than materials similar to those used on the existing building.
- Notwithstanding the provision of the Town and Country Planning (Permitted Development Order 2005 (or any order revoking and re-enacting that order with or without modification), no further development shall take place within the curtilage of the dwelling house hereby permitted without the written approval of the Planning Authority.
- The residential curtilage for the converted outbuilding is defined by the red line as shown on drawing numbers 1300/05-01 and -04 date-stamped 23rd March 2005.
- No development shall commence until there has been approved by the Planning Authority a scheme of landscaping which indicates all existing and proposed trees and hedges within the site and details of those to be retained together with measures for their protection during the course of construction. All of the proposed planting shall take place in the first planting season following occupation of the dwelling. Any trees or plants which within a
period of five years from the occupation of the development die, are removed, or become seriously damaged or diseased must be replaced in the next planting season with others of a similar size and species.
- No development shall commence until there has been approved by the Planning Authority a car-parking and manoeuvring area facility which shall be completed in accordance with the approved plans before the dwelling is first occupied.
NOTE 1: For single connections to a water main (i.e. a single dwelling) the applicant should contact the Isle of Man Water Authority, Customer Services, telephone 695949.
NOTE 2: The installation of mains wired, interconnected domestic detection conforming to BS 5446:1:200, and installed to conform with BS5839: Part 6:1995, is recommended in accordance with Section 1 of the Building Regulations 2000 – Approved Document B.
