1. The site may be taken to comprise the curtilage of the Queen’s Hotel on The Promenade. Includes the forecourt.
2. The Building is Registered, and the site is within the Promenades Conservation Area.
3. The application proposes the installation of canopies on the forecourt.

5. The principal issues are

• (a) impact on the appearance of the Registered Building;
• (b) impact on the appearance and character of the Conservation Area;
• (c) impact on neighbours.
