Officer's Report
The site represents the domestic curtilage of an existing dwelling at the end of the cul de sac of Pairk Beg within the built up and relatively modern part of Port Erin. The existing property is a detached dormer bungalow with attached flat roofed garage.
Proposed here is the upward extension of the garage to provide an artist's studio in the roofspace. This will be provided by an extension of the existing pitched roof over the main part of the house and the provision of a new dormer in the front elevation and rooflights in the rear pitch.
The physical changes to the building do not have any adverse impact on the property or its neighbours and the proposed use, providing it is incidental to the main residential use of the site, is also unobjectionable and there are no objections to the proposal.
The Fire Officer raises concern in respect of the clarification of means of access to and from the new accommodation, however, this is an internal matter and not material to the planning process.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.
C 2. This approval relates to the alterations and extensions shown in drawings reference 3/05, 4/05 and 5/05 all received on 24th March, 2005.
C 3. The new accommodation may be used only as such incidental to the enjoyment of the main dwelling as such and not used for commercial purposes.
N 1. The applicant is advised to discuss the proposal with the Fire Prevention Officer who can advise about all aspects of fire safety. The means of access to the new accommodation is not clear from the submitted plans.
