The site relates to a plot between 94 and 98 Ballagarey Road, Glen Vine. AiP was granted under PA 04/1599.
This is a Reserved Matters application and proposes the erection of a dormer bungalow. The design reflects the sketch discussed prior to submission.
The dwelling would be sited to reflect the existing building line and would retain a reasonable distance between the proposed gable elevations and the boundaries of the site.
The size and design are in keeping with the area and parking would be by way of integral garage and driveway parking.
The concern regarding water supply which was referred to previously is no longer an issue.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice. C 2. This approval relates to drawing numbers MF/P/1, MF/P/02, MF/P/03, MF/P/04 and MF/P/05/A. C 3. The building may only be used as a private residence. C 4. The proposed development must be connected to the main foul sewer. NOTE: A Drainage Connection Fee will be payable to the Drainage Authority on this development C 5. There must be no discharge of surface water to the main foul sewer. C 9. Prior to the commencement of building works a sample of the facing brick must be approved by the Planning Authority.
N 6. It is a legal requirement under the Sewerage Act 1999 that the Drawinage Authority be advised in advance of the date of the connection of each dwelling to the public sewer.
N 7. The Chief Fire Officer recommends the installation of mains wired interconnected domestic smoke detection.
