The land in question was proposed for rezoning as ‘residential infill’ in the 2003 draft Braddan plan.
4.81 Ballaveare accommodates around 19 dwellings with only two of these having been built it the last five or so years...
4.86 (regarding the land in question ‘Area 18’)...development here would consolidate the settlement without expanding it beyond its existing boundaries with the countryside’
This proposed rezoning appears to have attracted no objection or comment during either of the two public enquiries held to consider the draft Braddan plan.
The position of the building on the 1:2500 plan enclosed with the application is approximate, no site survey having yet been carried out. In common with several existing dwellings in Ballaveare, this substantial dwelling will sit in large grounds (of around 1 acre)
The proposed design is intended to be sympathetic to a traditional 5 window Manx farmhouse design, but also pick up on some of the detail of the variety of buildings in the area.
Both Ms S Corlett, planning officer for the area; and Mr C. Lewin of Braddan Commissioners have been shown design sketches similar to those included with the application, and neither had any adverse comment on the style of the proposed development.
