GENERAL REPORT Site Visited: T / N This application is for Phase I of the general review of the equipment of Turby Industrial Estate. Phase I includes: I. Erection of a new building at the north-western extent of the estate. II. Creation of a temporary new access alongside this to accommodate traffic until units 212 and 211 are demolished. Units 213-206 will be demolished, the contracts were wish to be re-accommodated with the new unit and the original 212 is finalized with the boxes of the demolished units dug up and to area returned to gross open space. The approved development will result in a complete lease-lift of the estate, to the benefit of the RECOMMENDATIONS village as a whole. - The temporary access must be blocked up once the new access between the sites of Hargre 212 and 211 has been removed. - The new access must be formed by low heating (from the Imelbore ground level) as a natural combination of the existing roadside heating. - Planting (Ex. 131) - Once units 213-206 have been demolished, then that area must be further and SCHEDULE OF CONDITIONS Application No. 93/0832 This approval relates to a) the erection of a new building for industrial/retail purposes b) the creation of a temporary access between the new building and unit 213 c) the creation of a car parking area d) the eventual creation of a new permanent vehicular access between the sites of units 212 and 211. The new unit may not be used for any other purpose without the prior consent of the Committee. The development shall be completed within the period of TWENTY-FOUR (24) months from the date of this approval WHICH SHALL CHASE TO HAVE EFFECT IN DEFAULT OF COMPLIANCE WITH THIS CONDITION except in respect of any development completed within that period. Subject to the last foregoing condition the development having been commenced shall be carried on to completion in a workmanlike and expeditious manner to the satisfaction of the Planning Committee and if not so completed within the said period of TWENTY-FOUR months it shall be a further condition of this approval that the applicant shall submit a new application for consideration by the Committee in respect of the uncompleted development. Upon completion of the new access between the former units 212 and 211 the temporary access must be blocked off by a low hedge to match the existing hedging, to the satisfaction of the Committee. The principal ground floor access and the disabled persons' toilet facilities must be constructed and designed in accordance with the BS1 Code of Practice BS 5810:1979 Access for the Disabled to Buildings. The proposed development must be connected to the main sewer in a manner acceptable to the Byelaw Officer and the Committee and on terms and conditions to be agreed with the DHPP PRIOR to the commencement of any building works. NOTE: A Drainage Connection Fee will be payable to the DHPP on this development. All services including electricity and telephone must be laid underground to the satisfaction of the Committee and arrangements for the supply of such services acceptable to the Committee must be made with the statutory authority PRIOR to the commencement of any building works. SCHEDULE OF CONDITIONS Application No. 91/0831 At least three car parking spaces nearest to the new units, and at least three car parking spaces nearest to the site of unit 209 must be designed and reserved specifically for use by disabled persons (such spaces must be a minimum 3.6m wide). Upon demolition of units 206 to 213 inclusive, that area must be turfed and/or landscaped to the satisfaction of the Committee. No advertisement matter of any description shall be exhibited at this site without the PRIOR written permission of the Committee. Adequate fire precautions must be taken to the satisfaction of the Committee and the Chief Fire Officer who must be consulted PRIOR to the commencement of any works. NOTE: Your attention is drawn to the provisions of the Building Control Act 1991 which includes specific controls on, and requirements in connection with demolition of buildings in whole or in part.
