The application as submitted is as discussed with the Planning Officer.
Recreation space (Play Area) is provided within the site away from passing vehicular traffic but with pedestrian access to and from the other side of the development.
Foul drainage on site will be by gravity to a holding / pumping facility situated on site and designed in accordance with D.O.T. Drainage division requirements, and taken to existing Foul sewer via a pumped / gravity connection. (subject to detail design) Outline proposals as discussed with Drainage Division.
Surface water to be taken to soak aways, and to be taken for re-cycling for use in non potable applications e.g. Tiolets, washing machines, garden taps etc.
Shrub planting and landscaping to be undertaken as part of development along boundaries
Dwellings proposed to be single storey bungalow / Cottage type to match with existing surrounding properties.
The proposed layout will be of an open plan nature with the dwellings set on reasonably generous plots, which is designed to give a spacious feel to the development.
The proposed site is zoned for development in the Kirk Michael Local Plan. 5.1 (ii).
