Officer's Report
The site comprises the curtilage of a mid-terraced house on Upper Dukes Road, facing the park.
The application proposes the installation of replacement windows in the front of the building โ white PVC frames<br/>half and half<br/>top half tilting to open.
Within the Olympia Conservation Area. The existing windows are not original. The proposed are the same as those in No.8, next door (no record of permission). See report from the Assistant Conservation Officer.
Having regard thereto, I suggest approval (since the proposed pattern follows others, some of which are recent approvals), but include a Note as suggested by Gary.
Assistant Conservation Officer's Report.
This property is in a Conservation area so I would prefer to see painted timber sliding sash windows fitted.
However, is the Terrace in a Conservation Area for its distinctive brickwork rather than its windows? From recollection I think there may only be two properties with original sliding sash windows in the whole terrace so therefore I think it would be difficult to insist on painted timber sliding sash.
Maybe a note saying that as the property is in a Conservation Area assistance would be available for the correct approach.
The character appraisal states, "The aim would be to encourage an overall pattern of fenestration to be adopted when replacing windows". Do the proposed windows fit in with an overall pattern which exists now?

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.
C 2. This approval relates to the submitted documents which are date stamped 25th January 2005.
N 1. Notwithstanding this approval, the Department would prefer to see painted timber sliding-sashes fitted to this building, which is within a Conservation Area. Grant assistance should be available for such work.
