This application relates to a semi detached house in Devonshire Road, Douglas.
The proposal is to extend at first floor level over an existing kitchen extension to the side of the house behind the garage to provide a new bedroom and ensuite shower room.
The proposed extension is tucked behind the garage which has a study over it, and is therefore not going to be visible from the front of the building. To the rear there is a velux window proposed in the roof but there are already windows in this elevation of the house and this should not cause any greater overlooking of properties to the rear.
The extension is fairly close to the side boundary with the neighbouring house and there is a window proposed in the side elevation which will face in this direction. Currently there is an obscure glazed bathroom window in the side elevation of number 16 almost directly opposite the proposed window around 8 metres distant. There is a planning application in for a two storey extension to the side of this property which if permitted would remove any windows from the side elevation and insert some in a
new rear elevation on the first floor. Given that this application is yet to be determined and there is no guarantee that it will be implemented this application needs to be considered in the light of the existing window in that elevation. To ensure no adverse overlooking between the properties it is considered that this window should be obscure glazed.
Other than the potential problem of overlooking from this side elevation the proposal has no detrimental impact and is considered to be acceptable.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.
C 2. This approval relates to drawing numbers 1 and 2 and plan date stamped received on 2nd December 2004.
C 3. Notwithstanding condition 2 above the window at first floor level on the west elevation must be obscure glazed (grade 5) and must be retained as such thereafter.
N 1. The Chief Fire Officer recommends the installation of mains wired interconnected domestic smoke detection.
