Permission was granted for the erection of a motor vehicle workshop at the 4WD and Van Centre, Isle of Man Business Park, Douglas. The site forms the curtilage of the existing 4 Wheel Drive Van and Hire Centre at the entrance to Barley Field Industrial Estate. The officer's report described the proposed building as a standard industrial unit finished in the trademark red colour, similar in appearance to other buildings on the estate. A notable issue raised during assessment was the high level of car parking provided on the site. The application was decided by the Planning Committee, which approved it in October 2005, with six conditions attached to the permission.

Condition 1
The development hereby permitted shall commence before the expiration of four years from the date of this notice.
Condition 2
This permission relates to the erection of a workshop as shown in drawing reference WL/04/932/1 and the site and location plans all received on 22nd December, 2005.
Condition 3
The workshop may be used only in association with the operation of the remainder of the site as a vehicle hire and sales outlet.
Condition 4
There must be no discharge of surface water to the main foul sewer.
Condition 5
The proposed development must be connected to the main foul sewer.
Condition 6
It should be noted that it is an offence under Manx legislation to permit the discharge of polluting or harmful matter to any public sewer or watercourse. Appropriate measures should be taken by the developer/occupier to ensure compliance with this legislation.
