Officer's Report
The site relates to Quay Cottage, which is a three storey terraced property on The Quay.
The dwelling has an integral garage. The garage door width is only 2.1m. Internally the space narrows towards the rear. It is a maximum of 4.1 m in length and 2.8 m in width. It is suggested by the applicant that it was only ever used as a boat store and this is confirmed by PA 85/1256 which allowed the conversion of the ground floor to a boat store.
Manx Roads 1 suggests that the minimum internal size of a garage is 5m by 3m.
It is proposed to convert the 'garage' to a bedroom. A parking space is available off the highway in front of the dwelling.
The highway's Division has objected on the grounds that it would mean a loss of the parking space. But it is judged that the garage could realistically only be able to accommodate a very small car and given that there a space to the front, the proposal is considered acceptable.
