Officer's Report
The site represents the curtilage associated with the holiday cottages at Groudle Glen off King Edward Road. Previously, two applications sought to refurbish two thirds of the holiday complex and the refurbishment and change of use of one third (the top units) to permanent residential accommodation the latter which would finance the former.
Proposed now is the provision of sun decks for each of the holiday units. One sample elevation has been included depicting the elevation of each deck up to 1.8m above ground level. Each deck will be 2.4m by 2.5m with hand rails up to 1100mm high. Due to the position of each dwelling and the significant drop on level between the terraces, the decks should not cause any overlooking and even if there were some, they are holiday units which will not be occupied permanently and some interchange with other holiday makers is not unacceptable as such would not expect the same level of privacy as may permanent residents living here.
I gather from Onchan Commissioners that one of the decks - that at number 32 has already been erected however, they raise no objection to this or any others.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.
C 2. This approval relates to the erection of decking as shown in the drawings reference 02/1935/01 and /50 both received on 8th November, 2004.
