In pursuance of powers granted under the above Acts and Order the Department of Local Government and the Environment does hereby REFUSE the following application made on behalf of:
Name: D Hepworth Esq Proposal: Approval in principle for the demolition of existing garage and the construction of four dwellings with an integral double garage for each unit at: Corner Of Glen Elfin Road & May Hill Ramsey IM8 2HJ
which was considered on 1 July 2005, for the reasons set out below.

Reasons For Refusal:
- Whilst the Planning Authority has no direct objection to the residential development of the application site the proposed development of four dwellings is considered to result in an over intensive and inappropriate form of development. Furthermore, based on the submitted drawing it is considered that the proposed form of development fails to provide suitable levels of private amenity space and does not adequately reflect the streetscape of the surrounding area, particularly in terms of roof heights and access arrangements.
- This review has been considered by the Planning Committee on written evidence. Any additional submissions not previously circulated to interested parties are enclosed herewith.
Note 1: The decision contained in this notice does not become final until:-
- the time for requesting an appeal in relation to any decision at review has expired; or
- any appeal has been completed.
Note 2: Rights of appeal against the decision of the planning committee are attached.
Note 3: An appeal may be requested within a period of 21 days.
