Officer's Report
The site relates to a semi-detached dwelling alongside Plantation Road which is the road which heads south towards Cregneash from Port St Mary.
It is proposed to convert the existing garage to living accommodation and to change the garage door to a window and glazed door.
Additional plans were sought to allow a better appreciation of the driveway and parking area. The front garden is already paved and could be parked on now by two vehicles.
The Highway's Division has stated that the gate posts are not wide enough to allow vehicles to park side by side. The Division is anxious to retain on site parking on a narrow and busy district distributor.
Manx Roads 1 states that the minimum internal size of a garage is 5m x 3m. This garage is 1.96m x 4.9m.
It would appear that the applicant's car would not be able to fit in this garage and therefore it is judged that it is unreasonable to insist that this space is retained for parking when it is clearly unable to accommodate a standard sized vehicle.
