Zoned as part of an area of Private Woodland on the Douglas Local Plan.

The land is not zoned for industrial use on the Douglas Local Plan, but is zoned as part of an area of Open Space or Woodland; the proposed development would thus be contrary to the Local Plan; the evidence to support the making of an exception to the Plan is insufficient to outweigh the visual detriment arising from the introduction of light industrial built development on this green space at the edge of the town.
