Officer's Report
The site represents the curtilage of an existing dwelling situated on the northern side of Manor Park. The existing dwelling is a substantial one, similar to others on this side of the estate road.
Proposed here is the rearward extension of the garage to provide a gym. This will be the same size as the garage and will only affect the adjacent property to the north west although it will not affect the light available to this property due to its position in respect of the neighbouring house. There will be an extra presence for those looking in this direction from number 31 although there is no objection from them or indeed anyone else.
The plots are spacious and the houses themselves are not small.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.
