This application relates to the Queens Hotel which is a registered building located within Douglas Promenade Conservation Area.
The application is for work that has already taken place to replace the existing cement based eaves cornice moulding with a GRP replacement cornice of same moulding detail, and to fit new eaves level downlighters.
Registered building consent was given for this proposal on 13th December 2004. This application is for planning approval which is also required for the work.
The Buildings Conservation Officer considers that the GRP moulding is acceptable and that the lighting is in keeping with the property and recommends approval of the application.
The changes outlined will not have an unacceptable impact on the Registered Building or on the Conservation Area. The proposed lighting will not have an adverse impact on neighbouring properties and given the use of the building is considered to be acceptable in this location on the promenade.
