In pursuance of powers granted under the above Acts and Order the Department of Local Government and the Environment does hereby REFUSE the following application made on behalf of:
Name: Mr C Teare Proposal: Approval in principle for the conversion of existing dwelling into three self contained apartments at: 19 Bowring Road Ramsey IM8 3EW
which was considered on 1 April 2005, for the reasons set out below.

Reasons For Refusal:
- By reason of its limited size and poor outlook the conversion of the third floor into a self-contained apartment would be contrary to the provisions of Planning Circular 2/88 - The Conversion of Buildings into Flats. As such it is considered that the building is not capable of being appropriately converted into three self-contained apartments.
NOTE Without prejudice to any subsequent planning application the conversion of the building into two self-contained apartments may be acceptable.
NOTE This decision was made by the Planning Committee constituted in accordance with Paragraph 2 of Schedule 1 of the Isle of Man Planning Scheme (Development Plan) Order 1982.

- any review of the initial decision has been completed; or
- the time for requesting an appeal in relation to any decision at review has expired; or
