This application sought approval in principle for converting outbuildings at Ballagawne Farm, Peel Road, Kirk Michael into living accommodation. During the process, the application was amended to focus solely on the barn conversion, and a structural survey was submitted in support. The Planning Committee approved the application on 12 October 2004. The approval was subsequently extended for a further 24 months by a delegated decision. The site is located to the north of Glen Mooar along the A4. The officer recommended approval, and the Committee's decision was consistent with that recommendation.

Renovation of Buildings in the Countryside
The development is therefore contrary to the policies set out in Planning Circular 3/89
the conversion of existing redundant buildings where such conversion complies with planning circular 3/89 - Renovation of Buildings in the Countryside. Alternatively the Department may accept the expansion of existing facilities which have shown a positive previous contribution to tourism in the area. However, no approval will be granted to any development which would result in an adverse impact on the countryside whether this be from visual intrusion, the impact of traffic or car parking or inadequate arrangements for the servicing of the development.

The reserved matters application should be prepared in line with the policies set out in Planning Circular 3/89

Condition 1
This approval is in principle only and will remain valid for a period of two years within which time no development may take place until such time as details of the reserved matters (siting, design, external appearance, internal layout, means of access, landscaping) have been approved by the Planning Authority. Such reserved matters should form the subject of a single application.
Condition 2
This approval relates to drawing numbers 0421/2/2 and 0421/2/3 and the supporting structural survey submitted on 5th August 2004.
Condition 3
This approval relates to the conversion of the barn group to a single dwelling only.
