The site represents the curtilage of a new house, built as part of the estate off Moaney Road in Santon. It is the largest of the plots and accommodates one of only five detached houses in the estate.
Proposed here is the addition of a conservatory on the rear (3.2m x 2.755m and 3.5 m high) and the addition of a bedroom over the garage.
The extension over the garage is neatly designed with its ridge below that of the main house and adding only 2.4m to the height of the existing garage.
There is a reasonable distance between the side of the house and its closest neighbour - 5m and the closest part of the neighbouring property is a garage.
