At their meeting on the 10th December 2004 the Planning Committee resolved to confirm their initial refusal subject to the following revision of the reason for refusal and addition of a note.
Reasons For Refusal
The proposed development fails to provide any car parking provision for the proposed nine residential units. As such the proposed development will have an unacceptable detrimental impact on the surrounding area by virtue of the levels of car parking generated.
The erection of a replacement four-storey building would have an overbearing impact that is detrimental to the character of this part of the Conservation Area. Furthermore, the change in roof style, as shown in the submitted drawings, is out of character with the existing roof styles of the surrounding area and would be further detrimental to the character of the Conservation Area.
Note
Whilst the Planning Committee generally accepts the principle of the demolition and rebuilding of these two properties within the Conservation Area the applicant is advised to discuss the specifics of what would be deemed to be an appropriate redevelopment scheme with the Building Conservation Officer and the relevant Planning Officer.
