Officer's Report
The application seeks approval for the erection of a two-storey extension to the side of a semi-detached dwelling in a residential area of Kirk Michael.
Objections have been received from the two properties to the rear of the application property. I do not consider their grounds for objection to be sufficiently sound to warrant refusal of the application.
After correspondence with the applicant's agent regarding the potential for a terracing effect and measures to reduce this an amended drawing was submitted. Whilst this amended drawing steps the extension back from the front elevation it does not reduce the ridge height of the extension, which would be preferable. However, I do not consider that a refusal of the proposed development would be
sustainable as the impact on the surrounding properties is generally limited. I recommend that the application be approved.

C 2. This approval relates to drawing no.s 3957/2 and 3957/3 date stamped the 20th August 2004 and drawing no. 3957/1 rev. C date stamped the 1st November 2004. For the avoidance of doubt the footprint and extent of extension approved is as shown on drawing no. 3957/1 rev. C date stamped the 1st November 2004.
C 3. There must be no discharge of surface water (including that from roofs and paved areas) from this development to any foul drainage system(s).
