Land Adjacent To Waterfall Hotel Carpark, Shore Road, Glen Maye, Isle Of Man, IM5 3bg
This application sought approval in principle for the erection of a dwelling on land adjacent to the Waterfall Hotel car park on Shore Road, Glen Maye. The Planning Committee permitted the application on 12 October 2004. The officer's report observed that the site sits within the woodland area of the glen and is not an obvious location for residential development. It also noted that the large car park immediately next to the site does not itself contribute positively to the landscape character of the area. Eight conditions were attached to the approval. A two-year extension to the approval in principle was subsequently granted by delegated minute in October 2006.

The officer's report noted that the site sits within a woodland glen setting and that the neighbouring car park does not enhance the landscape character of the area.
Condition 1
This approval is in principle only and will remain valid for a period of two years within which time no development may take place until such time as details of the reserved matters (siting, design, external appearance, internal layout, means of access, landscaping) have been approved by the Planning Authority. Such reserved matters should form the subject of a single application.
Condition 2
This approval relates to the principle of the erection of a dwelling on the site defined in the plan reference 04/2204/1 received on 9th July, 2004.
Condition 3
No approval is hereby granted to the footprint of the dwelling as shown in the submitted drawing. This would not appear to be of a building which would have a traditional appearance. The new dwelling should appear as a modest traditional cottage with a basic frontage not exceeding 11m in length and any annexe to this being of a lower ridge height.
Condition 4
The application for reserved matters must demonstrate that provision for the parking of at least three vehicles (which may include a garage) within the curtilage of the site. The definition of the residential curtilage and its separation from the car park must be included in the application for reserved matters.
Condition 5
There must be no discharge of surface water to the main foul sewer.
Condition 6
The proposed development must be connected to the main foul sewer.
Condition 7
The roof(s) must be finished in dark natural slate.
Condition 8
The windows must be timber framed sliding sash.
