Land Between Concord & The Craggs Cronk Road Port St. Mary Isle Of Man
The application sought permission to erect a block of four apartments with communal parking at ground level on a parcel of land on the south-western side of Cronk Road, opposite the Bay View Methodist Chapel, within an established residential area. This current proposal covers approximately half the land area of that earlier scheme and was reduced to four apartments, with amended side and Cronk Road elevations submitted during the application. The Planning Committee granted permission, subject to three conditions, with the apartments required to comply with the Housing (Flats) Regulations 1982.
The Planning Committee approved the application, aligning with the officer's recommendation. The scheme addressed the key concerns that had led to previous refusals — notably by reducing the scale of development to four apartments on roughly half the previously proposed site area and amending elevations, which helped address earlier concerns about impact on neighbouring amenity and parking usability.
Housing (Flats) Regulations 1982
The apartments must comply with the provisions of the Housing (Flats) Regulations 1982
Condition 1
The development hereby permitted shall commence before the expiration of four years from the date of this notice.
Condition 2
This approval relates to the erection of an apartment block and parking as shown in the site/location plan, floor plans and elevations all received on 14th July, 2004 and the side elevation and Cronk Road elevations both received on 24th August, 2004.
Condition 3
The gateposts and walling alongside Cronk Road must be no higher than 0.95m to enable adequate visibility for drivers of vehicles emerging from the site.
