Planning Report and Recommendations #### General Report Site Visited ☑ YES/NO The site relates to buildings to the near of 23 Michael Street, which include the former smoke house, storage shed and outbuilding. It is alleged that the buildings are unsuitable for conversion and it is proposed to denudish and rebuild an apartment block of 3 Mato. Car parking is to be provided on the ground floor. It is suggested that the design will resemble the existing buildings. Planning Policy Statement 1/01 states in relation to denudition that "When considering an application for denudition of a building in a conservation Area, the general presumption will be in favour of retaining buildings which make a contribution to the character of the SignedDateAttendance of #### Summary of objections/views 21 Michael Street - interest only Det - conditions DAO - recommendations Fire - review #### Recommendations Please type up as 'additional report' after existing on screen. Then add 'conservation report' To: 0. #### Approve/Refuse Signed Date 00-9-04 The conservation Area. The policy states that similar criteria will be applied as those outlined in RB16. Criteria include: 1) The condition of the building, the cost of repairing and maintaining it in relation to its importance and to the value derived from its continued use. 2) The adequacy of efforts made to retain the building in use. 3) The merits of alternative proposals for the site. I agree with Mr Moore in that it may be difficult to find any suitable alternative use for the smoke house. However, we should not be allowing dentifrices what having a detailed re-development scheme available for consideration. The plans submitted are simply not of a sufficient standard. Recommend Rewood I also have concerns that car parking for the proposed path + the existing site has not been addressed. The plans indicate that the 2 story outbuilding is to be considered at a later date. Car parking provision would be difficult for this additional use. The new line is not large enough
