The application sought to demolish a detached garage within the curtilage of a semi-detached house on Devonshire Road and replace it with an attached garage and utility extension to the side of the property. The officer noted that while the extension is of a fairly basic design, it would be set back approximately 6 metres behind the front elevation of the house. As a result, it would only be visible from directly in front of the site, significantly limiting its impact on the wider street scene. On this basis, the proposal was considered acceptable and permission was granted by delegated decision, subject to two conditions.
The extension was judged to have limited visual impact because its set-back position of around 6 metres behind the front of the house means it is only visible from directly in front of the property. This restricted visibility meant the proposal did not raise concerns about harm to the character or appearance of the area.
Condition 1
The development hereby permitted shall commence before the expiration of four years from the date of this notice.
Condition 2
This approval relates to drawings which are numbered 03/77/01 and -/02 and are date-stamped 7th June 2004.
