The application sought to add a first floor bathroom above the existing ground floor rear extension at 5 Stanley Mount, one of five cottages in a small terrace within Peel Conservation Area. The new extension would have a pitched roof designed to meet the main roof slope midway between the ridge and the eaves. All neighbouring properties in the terrace already have single-storey rear extensions extending to a similar depth, so the proposal followed an established pattern. The rear of the site is not visible from any public highway or vantage point in Peel, only from the private yard behind. The officer acknowledged the extension would be visible from upper rear windows of adjoining properties and would have some impact on neighbours. The application was approved by delegated decision, subject to three conditions.
Without evidence of harm to neighbours or the character of the Conservation Area, refusal could not be justified.
Condition 1
The development hereby permitted shall commence before the expiration of four years from the date of this notice.
Condition 2
This approval relates to drawing numbers 101, 102, 103, 104, 112, 113 and 114.
Condition 3
The external finishes of the extension must match those of the existing building in all respects.
