In pursuance of powers granted under the above Acts and Order the Department of Local Government and the Environment does hereby APPROVE the application made by you on behalf of: Mr J Dixon
Proposal: Conversion of storage building to a dwelling including a two storey extension to rear.

Which was considered on 10 September 2004, subject to compliance with the conditions specified on the attached schedule.

Note 1: This permission refers only to that required under the Town and Country Planning Acts and does not include any consent or approval under any other enactment, bylaw, order or regulation.
Note 2: No works may be commenced until such time as -
- the time for requesting a review of the initial decision has expired; or
- any review of the initial decision has been completed; or
- the time for requesting an appeal in relation to the decision has expired; or
- any appeal has been completed.

- The development hereby permitted shall commence before the expiration of four years from the date of this notice.
- This approval relates to drawing numbers 04/JD/529 02, 04/JD/529 03, 04/JD/529 03B, 04/JD/529 03C and also drawing numbers 04/JD/529 11 Rev E, 04/JD/529 12 Rev F, 04/JD/529 13 Rev E, 04/JD/529 14 Rev D and 04/JD/529 15 Rev D.
The site boundary hereby approved is as shown on drawing number 04/JD/529 16 Rev C.
- Only those trees shown on drawing number 04/JD/529 10 Rev B shall be removed as part of this approval.
- All existing stonework must be retained as such and must not be rendered, painted or similarly treated.
- The exterior stonework must be of a traditional nature.
NOTE: Split stone on a backing render is not acceptable as an external finish.
- All new windows must be timber framed vertical sliding sash.
- The roof(s) must be finished in dark natural slate.
- The roof lights must be heritage/conservation style roof lights.
- All doors shall be timber framed.
- The first floor of the proposed northern elevation of the extension must be clad in timber to match that proposed on the western elevation.
- The Development hereby approved shall not be commenced until such time as the new water treatment works supplying the eastern supply area has been commissioned, or an adequate potable water supply is available to site, to the satisfaction of the Planning Committee, in consultation with the Isle of Man Water Authority.
NOTE The Chief Fire Officer recommends the installation of mains wired interconnected domestic smoke detection.
This decision was made by the Planning Committee constituted in accordance with Paragraph 2 of Schedule 1 of the Isle of Man Planning Scheme (Development Plan) Order 1982.
