In pursuance of powers granted under the above Acts and Order the Department of Local Government and the Environment does hereby REFUSE the application made by you on behalf of:

Proposal: Approval in principle for the removal of existing silage storage tank and construction of a two storey dwelling with integral garage in its place. Gardens are proposed to surround the property.

which was considered on 6 August 2004, for the reasons set out in the attached schedule.

REASONS FOR REFUSAL
Application Ref No: 04/01222/A
- The site is not zoned for development on the Isle of Man Planning Scheme (Development Plan) Order 1982 and the rural location is recognised as having High Landscape or Coastal Value and Scenic Significance.
The proposed dwelling would be contrary to the land use zoning and also the planning policies set out in Planning Circular 1/88 "Residential Development - Houses in the Countryside". There are no exceptional circumstances to warrant the setting aside of the Department's countryside policies which are in place to prevent the proliferation of unwarranted development in the countryside.
- This decision was made by the Planning Committee constituted in accordance with Paragraph 2 of Schedule 1 of the Isle of Man Planning Scheme (Development Plan) Order 1982.
