Officer’s Report
The site relates to Ballacorlett, Main Road, Kirk Michael. It is traditional and prominent and retains much of its original character.
Planning permission was refused under PA 02/666 for a conservatory on the front elevation. This lead to considerable negotiations with the applicant's wife and Everest and Steve Moore the Conservation Officer prepared a sketch scheme.
Now proposed is a standard 'Victorian style' conservatory on the side elevation. Both the front and side elevations are prominent and a conservatory on the side would be just as unacceptable.
The design needs to reflect the style suggested by Steve Moore, which would be more in keeping with the house instead of an 'of the shelf' design.

R 1. The proposed conservatory by reason of its design would adversely affect the character and appearance of Ballacorlett farmhouse which is sited in an elevated and prominent position in relation to the A4 highway. The scenic value of the area would be harmed as a result.
