The site relates to 'The Bungalow' which is one of three properties next to the junction to the north east of The Cronk.
The dwelling, which occupies the site, is a modest bungalow. It is proposed to extend the dwelling on the southern elevation in the form of a two-storey extension. The design is similar to one of three options, which were discussed during pre application discussions. The preferred option was submitted. It would be a relatively large extension visible mainly on approach from The Cronk. It is judged that because the bungalow is seen as part of a cluster of dwellings the extension would not detract from the appearance of the area. There is little opportunity to extend to the rear and thus a side extension is considered to be a practical option.
The garage would need to be relocated to a site further to the south. This would be a distance of 39 metres from the dwelling. It has not been explained why this garage needs to such a distance from the dwelling and the preference would be to have the garage closer to the dwelling unless there is adequate screening.
The applicants have already moved the garage and this was declared prior to my site visit. The garage in its new position is not so detached from the dwelling that it looks isolated. The existing sod bank and tree alongside the road provide an effective screen. The existing access is to be blocked up and the new garage would be further away from the junction, which would be an improvement in highway safety terms.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.
C 2. This approval relates to drawing numbers 2693/1, 2693/2 and 2693/3.
C 3. Prior to the use of the garage in its new position, the vehicular access onto the highway should be formed as shown on drawing number 2693/2.
C 4. Prior to the use of the garage in its new position, the existing vehicular gateway shall be blocked up in accordance with drawing number 2693/2.
N 5. The applicant is advised to discuss the means of escape from the first floor bedrooms with the Fire Safety Department.
