Officer’s Report
The site represents an existing detached cottage on the eastern side of Glen Chass Road. Proposed in the application is the erection of a detached garage and an extension to the house. The applicant has since (letter dated 13th September, 2004) expressed the wish not to pursue the garage due to concerns regarding the presence of a sewer and concerns of the neighbour.
The extension has two storeys although the ridge is lower than that of the main dwelling and is finished in stone. Also proposed is an extension to the patio and cutting back of the front grass bank alongside the road.
The only objection to this part of the application comes from the Fire Officer who is concerned about the means of escape. A note can be added to address this.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.
C 2. This approval relates only to the erection of an extension to the dwelling as shown in drawing 0403/02, 0403/03 and 0403/04 all received on 17th May, 2004.
C 3. There must be no discharge of surface water to the main foul sewer.
C 4. Public sewerage crosses the site: this must be identified and protected from damage PRIOR to the commencement of works on site. No part of the development may come within three metres of this sewerage.
N 5. The Fire Officer recommends that the means of escape from the proposed first floor bedroom is inherently unsafe.
