The site relates to Ballalonna which is a collection of stone outbuildings and a traditional dwelling next to the Dalby Road. Permission was granted for the largest barn on the site to be converted to a residence under PA 01/1684.
Amendments have been approved since then to erect a rear chimneystack under PA 03/182.
A front porch is now proposed which would be 5.7 metres in length overall. The central section would have a pitched roof and extend 2.4 metres from the front face. Either side of this central section the roof would slope forward in a 'lean-to' design.
The front face of the barn is currently uninterrupted by extensions although the original solid staircase was shown on the original plans. The proposed porch would interrupt the uniform front face of the rest of the barn. It is however proposed to finish the porch in stone to match the existing structure.
Extensions have already been permitted to the rear of the building. Circular 3/89 on the 'renovation of buildings in the countryside' suggests that 'no other extensions will subsequently be permitted'.
The decision should be based on the impact that the new porch would have on the original character of the barn. The trees along the boundary with the road do provide some screening and so the view would be interrupted as one passes the site. For this reason, the porch is found to be acceptable.
