(2) All trees on the site must be retained except for those identified for removal by dotted lines on drawing no. 1068/02/30.
(3) The proposed cat-parks for the church and the landscaping of the S.W. quarter of the site must be completed prior to the occupation of the proposed housing.
(4) Prior to the commencement of any works, details of the proposals for managing the maintenance and occupation of the sheltered housing complex must be submitted to and approved by the Planning Committee.
(5) Notwithstanding the provisions of any Permitted Dev't Orders for the time being in operation, all future proposals for building or engineering operations must form the subject of planning applications.
(6) The sheltered housing complex shall not be commenced until there have been submitted to and approved by the Planning Committee

(7) The sheltered housing complex shall not be commenced until such time as the new water treatment plant supplying the eastern supply area has been commissioned or an adequate potable water supply is available to the site, to the satisfaction of the Planning Committee, in consultation with the 10th Water Authority.
(8) No other works shall be commenced on site until the new road junction with St. Ninian's Road, including the visibility splays, has been set out and established to the satisfaction of the planning authority after consultation with the highway authority.
(9) No unit may be occupied until all roadworks, footways, parking spaces, and turning areas have been completed (including lighting).
(10) On completion, the sheltered housing complex will become a Home Zone; Home Zone features at the access point must be constructed, in consultation with the highway authority, as part of the works req'd by (9) above.
Conditions Of Approval
(1) All trees to be retained must be protected, in accordance with BS 5837 (1991), by the erection of protective fencing prior to the commencement of building operations in relation to the sheltered housing complex.
Notes
It is recommended that there be consultation with the Fire Safety Dept. in relation to fire precautions.
All road construction details must be in accordance with Manx Roads 2.
An agreement under 54 of the Highways Act 1986 must be entered into between the developer and the DOT prior to any work commencing on site.
Full drainage details should be supplied to the Drainage Services Manager at Douglas Corporation.
