Daff Forestry, Amenity And Lands Divisionoffice Foxdale Road St. Johns Douglas
This application sought approval in principle for the development of offices on land adjacent to the existing DAFF (Forestry, Amenity and Lands Division) site on Foxdale Road, St Johns. The proposal included associated car parking and landscaping, and was intended to consolidate DAFF's accommodation by relocating staff from Douglas. The site at the time comprised offices, a residential property, nursery greenhouses, and storage sheds associated with DAFF. The Planning Committee approved the application, and the approval was subsequently extended for a further 24 months by a delegated decision in July 2006. Eight conditions were attached to the permission.
The Planning Committee approved the application in principle. The proposal sought to consolidate office accommodation for DAFF, with a key planning consideration being the relocation of DAFF staff from Douglas to the St Johns site.

Condition 1
This approval is in principle only and will remain valid for a period of two years within which time no development may take place until such time as details of the reserved matters (siting, design, external appearance, internal layout, means of access, landscaping) have been approved by the Planning Authority. Such reserved matters should form the subject of a single application.
Condition 2
This approval relates to the erection of a building no greater in height than 2 storeys for use as office accommodation.
Condition 3
The reserved matters application must demonstrate that the siting of the building and the car parking areas will not cause undue harm the existing trees on the site.
Condition 4
The reserved matters application must include a full landscaping scheme which shows all existing trees and vegetation including species and canopy spread. The scheme must show proposals to landscape the proposed car parking areas and a landscaped belt must be retained and strengthened along the boundary with 'Westwold'.
Condition 5
All planting, seeding or turfing comprised in the approved details of landscaping must be carried out in the first planting and seeding seasons following the completion of the development or the occupation of the dwellings, whichever is the sooner. Any trees or plants which within a period of five years from the completion of the development die, are removed, or become seriously damaged or diseased must be replaced in the next planting season with others of a similar size and species.
Condition 6
The existing site access must be utilised as part of this development
Condition 7
The reserved matters application must include a drawing showing the parking spaces for staff and visitors marked out.
Condition 8
No water or contaminants from the site shall be permitted to flow or be tracked by vehicle wheels on to the highway.
