In pursuance of powers granted under the above Acts and Order the Department of Local Government and the Environment does hereby APPROVE the application made by you on behalf of: D Black & Sons
Proposal: Further extension of existing sand pit for extraction at: Cronk-Y-Scotty Coast Road Jurby Ramsey IM7 3ET
which was considered on 30 July 2004, subject to compliance with the conditions specified on the attached schedule.

Note 1: This permission refers only to that required under the Town and Country Planning Acts and does not include any consent or approval under any other enactment, bylaw, order or regulation.
Note 2: No works may be commenced until such time as -
- the time for requesting a review of the initial decision has expired; or
- any review of the initial decision has been completed; or
- the time for requesting an appeal in relation to the decision has expired; or
- any appeal has been completed.

- The development hereby permitted shall be commenced before the expiration of four years from the date of this notice
- This approval relates to the extension of the sand pit as shown in drawing no.s 04/2053/01 and 04/2053/02 date stamped the 13th April 2004.
- Prior to the commencement of any works associated with the extraction from the area hereby approved, as annotated 4 on drawing no. 04/2053/01, a scheme for landscaping and recolonisation of all areas of extraction, within the area defined by the red line on drawing no. 04/2053/01, with natural vegetation must be submitted to and agreed by the Planning Authority.
- All planting, seeding or turfing comprised in the approved details of landscaping and recolonisation must be carried out in the first planting and seeding seasons following the commencement of extraction from the area hereby approved, as annotated 4 on drawing no. 04/2053/01. Any vegetation which within a period of five years from the completion of extraction from the area hereby approved, as annotated 4 on drawing no. 04/2053/01, which dies, is removed or becomes seriously damaged must be replaced in the next planting season with others of a similar species.
NOTE With regard to condition 3 of this approval the applicant is advised that any submitted scheme for landscaping and recolonisation should be devised in accordance with the advice and best practices of the Department of Agriculture, Fisheries and Forestry and Manx National Heritage. Any scheme must include details of how all areas of extraction will be restored and the time frames for undertaking such work. Evidence to show such consultation should be submitted with the submitted scheme.
This decision was made by the Planning Committee constituted in accordance with Paragraph 2 of Schedule 1 of the Isle of Man Planning Scheme (Development Plan) Order 1982.
