This resubmission sought permission for a two-storey extension to the rear of Clybane Cottage, a property fronting onto the highway at the junction of the A30 and A27, where the eastern gable and much of the rear elevation are visible from the road on approach from St Johns. While the reductions were not large in themselves, the officer judged that the overall mass had been reduced sufficiently to bring the extension into better proportion with the cottage. The largely glazed rear gable was assessed as acceptable because the angle from which it would be seen from the road meant it would not harm the character of the cottage or the wider area.
The application was approved because the reduction in the extension's length and width, though modest, was enough to make the overall mass more proportionate to the existing dwelling. Condition 1
The development hereby permitted shall commence before the expiration of four years from the date of this notice.
Condition 3
The external finishes of the extension must match those of the existing building in all respects.
