This resubmission followed the refusal of an earlier application for a rear extension and a larger garage beyond the western gable of Clybane Cottage. The cottage sits at the junction of the A30 and A27, fronting directly onto the highway, with its eastern gable and much of the rear elevation visible from the road on approach from St Johns — making design and highway impact the central considerations. Permission was granted subject to four conditions, including a requirement that the boundary alongside the hardstanding between the garage corner and the roadside walling be formed by a low, traditionally laid stone or stone-clad wall, with a drawing submitted for approval before works begin.
A condition requiring a traditionally laid stone boundary wall was imposed to address the site's prominent roadside setting.
Condition 1
The development hereby permitted shall commence before the expiration of four years from the date of this notice.
Condition 2
This approval relates to drawing numbers R/1/04, R/4/04 and the location plan submitted on 30th March 2004.
Condition 3
The external finishes of the extension must match those of the existing building in all respects.
Condition 4
The boundary alongside the hardstanding area between the corner of the garage and the roadside walling must be formed by a low, traditionally laid stone or stone clad wall. A drawing showing this walling must be submitted to and approved by the Planning Committee prior to the commencement of works.
