In pursuance of powers granted under the above Acts and Order the Department of Local Government and the Environment does hereby APPROVE the application made by you.
Proposal:
Approval in principle for the erection of an agricultural workers dwelling on one of two sites.

which was considered on 6 August 2004, subject to compliance with the conditions specified on the attached schedule.

Note 1:
This permission refers only to that required under the Town and Country Planning Acts and does not include any consent or approval under any other enactment, bylaw, order or regulation.

No works may be commenced until such time as:
- the time for requesting an appeal in relation to the decision has expired; or
- any appeal has been completed.
Note 3:
Rights of the appeal against the decision of the planning committee are attached.
Note 4:
An appeal must be requested within a period of 21 days.

- This approval is in principle only and will remain valid for a period of two years within which time no development may take place until such time as details of the reserved matters (siting, design, external appearance, internal layout, means of access, landscaping) have been approved by the Planning Authority. Such reserved matters should form the subject of a single application.
- The occupation of the proposed dwelling(s) must be limited to persons whose employment or latest employment is or was employed in agriculture in the Island and including also the dependants of such persons as aforesaid.
- This approval relates to the erection of a new dwelling in the northwestern corner of the field identified by Site B on the location plan. The dwelling must be sited in the vicinity of Site B but must be positioned so as to avoid all existing trees roots and canopies. A detailed tree survey must accompany the Reserved Matters application.
- The dwelling must be designed as a single storey bungalow with traditional and modest proportions in accordance with the policies set out in Planning Circular 3/91 'Guide to the design of residential development in the countryside', Policies 2-7 inclusive. The overall footprint shall not exceed 120 square metres (excluding front porch).
- The dwelling shall be used only in association with Bishopscourt Farm and shall not be sold or let off separately.
- The Reserved Matters application must define the residential curtilage of the new dwelling and demonstrate how access to Field 213 (County Series) is to be retained.
- Access to the dwelling must be via the existing field access at the western end of the field.
- The roof(s) must be finished in dark natural slate.
- All services including electricity and telephone where installed must be laid underground.
NOTE The applicant is encouraged to discuss the proposed scheme with the Planning Officer prior to the submission of an application.
