The site on the eastern side of the Mount Murray development had an existing garage built under an earlier approval (PA 01/01928) but not constructed in accordance with the approved plans. This latest application proposed the same dwelling — measuring 7.2m by 8.1m with a ridge height of 6.85m — alongside a garage modified to match the original approved scheme. The Planning Committee granted permission in May 2004, subject to six conditions.
The Planning Committee, determining the application at committee level, found the scheme acceptable and granted permission with conditions.
Condition 1
The development hereby permitted shall commence before the expiration of four years from the date of this notice.
Condition 2
This approval relates to the erection of a dwelling as shown in drawings $1-7$, $04 / 16 / 1$ and 2 all received on 2nd February, 2004 and modification of the existing garage such that it complies with these submitted drawings.
Condition 3
The said garage must be regularised, in order that it complies completely with the approval granted, within three months of the occupation of the dwelling hereby approved.
Condition 4
The proposed development must be connected to the main foul sewer.
Condition 6
There must be no discharge of surface water to the main foul sewer.
Condition 7
The roof of the dwelling must match that of the garage which must be finished in tiles to match those on the existing garage which is to be modified.
