Mr M Tramontana Proposal: Conversion of existing warehouse/storage building fronting onto at: West Quay, into three apartments, to rear of Communal/Landlords 14 Parliament Street Ramsey IM8 1AP which was considered on 16 July 2004, for the reasons set out in the attached schedule. Reasons For Refusal
Application Ref No: 04/00323/B
- The proposed three-storey bay element on the front elevation of the building and the use of uPVC framed windows and doors are detrimental to the character of the Conservation Area and as such are considered to be unacceptable. It is the view of the Department that the existing three-storey bay element on the neighbouring building represents a negative element within the Conservation Area that should not be repeated.
NOTE Without prejudice to any subsequent planning application the applicant is advised that the proposal for the conversion of the building into three residential apartments may be acceptable subject to the revision of the design detailing of the front elevation of the building. The vertical emphasis of this elevation is considered to be important in the enhancement of the Conservation Area and its design is important. Furthermore, wooden framed windows and doors rather than uPVC should be used in this location. Accordingly, the applicant is advised to discuss this matter further with the Building Conservation Officer and relevant Planning Officer.
