Please note the following comments from Freshwater Fisheries:-

Erection of an agricultural cubicle shed with associated facilities including slurry channel, storage tank, silage pit and earthworks, Ballaterson Moar Farm, Station Road
A buffer strip of at least 8 metres must be retained between the proposed development and earthworks and the watercourse and there must be no disturbance to the habitat along the river bank and the river bed. There must be no works take place in the river, and no plant in the river.
No part of the slurry channel, storage tank or silage pit shall be situated within 10 metres of any inland waters which slurry could enter if it were to escape. This includes surface water and field drains.
The guidelines and recommendations for silos and silage effluent within the Code for Good Agricultural Practice for the Protection of Water (produced by the Isle of Man Government) must be followed, to prevent a risk of pollution to the nearby watercourse.
The soakaway system must not be situated within 10 metres of any ditch or watercourse.

Development of land to provide 56 industrial starter units including access, parking and landscaping, Fields 434089 & 434090, land off Balthane Road, Balthane, Ballasalla
No works should be carried out within 8 metres of the watercourse to ensure some riparian habitat is retained to minimise disturbance to the watercourse and reduce the potential for
riverbank erosion. The works must not at any time cause an adverse impact in terms of pollution or disturbance to the nearby watercourse. Satisfactory measures must be in place to ensure the surface water run off is treated and attenuated in such a manner as to avoid the risk of any sediment entering the stream and to prevent erosion of the river bank or the river bed.

Erection of a storage building to replace existing store, Filed 514302, site opposite Tanyard House, Braaid Road, St Marks
A buffer strip of at least 8 metres must be retained between the development and the watercourse and there must be no disturbance to the habitat along the river bank and the river bed.
The plans indicate that the building will sited approximately 5 metres away from the watercourse, which is a tributary of the Santon Burn - we would like to see the plans amended to show a distance of 8 metres.
