Officer's Report
The property is a semi-detached three storey property on the northern side of Strang Road. The property is the same as that next door and the pair to the north east.
Proposed here is the replacement of the sliding sash windows in the ground and second floors. The windows in the first floor have already been replaced some time ago although not seemingly with the benefit of planning permission. The property next door has had new windows installed without permission and one of the pair to the north east has had windows approved in the mid 1990s.
The existing windows in the first floor are top hung top opening casements. The ones in the property next door are bottom opening casements.
The properties are in the middle of a much more modern development and their contribution to the streetscape is obscured by the large fir tree in the front garden. The property certainly has not retained all of its original character as the first floor windows have already been replaced. In addition, the windows in the properties next to it have been replaced and the contribution of these older buidlings to
Strang Road has been much reduced by the development of much more modern properties around them.
As such, Planning Circular 1/98 would suggest that in such circumstances any new windows should reflect the style and glazing pattern of the original glazing if not the opening style, which the proposed windows do.
