{{table:508846}} ## Planning Report PA 03/1844Site visit? Yes ### The Site Ballacallin House Hotel, Dalby. ### The Proposal Demolition of flat roof side extension, new 3 storey bedroom extension, demolition of flat roof kitchen, timber store and asbestos roofed building and replacement with flat roof and lantern lights and parapet wall. Plus bin and bottle enclosure. ### The Planning History - 00/1585 - Installation of sliding sash windows - Approved - 01/1398 - Erection of 4 holiday cottages, land next to the Ballacallin Hotel - Approved ### Views/Comments - Patrick - No objections - Highways - No objections - Drainage - Surface Water - Env. Health - Demolition licence - Fire - Advised to consult ### Assessment The extension will considerably change the appearance of the front elevation. However, the extension would replace an existing flat roof extension to the side which is out of keeping the remainder of the Hotel. The massing of the Hotel would increase but it is sited well back from the road and the extension would enhance its current appearance rather than harm its character or the area generally. The Agent has clarified that the Hotel will retain 10 letting rooms and provide 3 self contained 2 bed apartments over three levels. The existing restaurant will be transferred to the existing Sunset Bar/lounge. ### Recommendation Approve Diane Robinson {{table:508847}}
